11 REASONS TO LIST YOUR HOME DURING THE HOLIDAYS

Don’t be afraid to sign a listing agreement over the holiday season.  There are benefits to doing so – read on!

  • By selling now, you may have an opportunity to be a non-contingent buyer in the spring when more houses are on the market for less money!  This may allow you to sell high and buy low!
  • You can sell now for more money and we will provide for a delayed closing or extended occupancy until early next year!
  • Even though your house will be on the market, you still have the option to restrict showings during the 6 or 7 days around the holidays!
  • January is traditionally the month for employees to begin new jobs.  Since transferees cannot wait until spring to buy, you need to be on the market during the holidays to capture that market!
  • Some people must buy before the end of the year for tax reasons!
  • Buyers have more time to look for a home during the holidays than during the regular work week!
  • Buyers are more emotional during the holidays so they are more likely to pay your price!
  • Houses show better when decorated for the holidays!
  • Since the supply of listings will dramatically increase in January, beat the crowd and the competition and list early!
  • Serious buyers have fewer houses to choose from during the holidays and less competition means more money for you!
  • People who look for homes during the holidays are generally serious buyers!

What Price Should I Pay?

Buyers often ask me what should I pay for a particular home.

It’s called the listing price or more accurately, the asking price for a reason.  Just because a home is listed for a certain amount doesn’t mean it’s worth that much. Your agent should be able to help you to determine if the price is over listed, or listed at an appropriate amount.

When homeowners list their homes for sale, they don’t always do the kind of market research that’s necessary. Nowhere is this truer than with pricing.  Many people simply price their homes based on what they think it is worth or even what the highest price home in the area has sold for without understanding the differences between their home and the one down the street.  Also, they will look at the mortgage that they are carrying and determine what they would like to get from the sale, but these two things — property value and mortgage balances — have nothing to do with each other.

As a homebuyer, the last thing you want to do is overpay for a house. It erodes your equity from day one. To avoid this situation, base your offer on recent sales in the area. Your Real Estate Agent will be able to help you with this analysis.  Buyer Beware!  Call me!

Challenges my Seller Clients Face

  1. MAKING THE DECISION TO SELL:  How do you know when it’s time to move?  Is your house now too large or too small?  Is the area appropriate for your stage of life?  Is the maintenance getting you down?
  2. FINDING THE RIGHT REAL ESTATE AGENT: This is the key to a successful home sale or purchase.  You absolutely must feel comfortable with your agent and open and honest communication is a must!  Interview a few before signing anything.
  3. PREPARING YOUR HOME FOR SALE: You have to look at your house the way a stranger would so de-personalize, de-clutter, freshen it up, and make any necessary repairs (inside and out)
  4. DETERMINING THE RIGHT LIST PRICE:  This challenge goes along with #2.  If you have an experienced and honest real estate agent, he or she will do the homework to determine a fair market value for your home.
  5. DEALING WITH SHOWINGS:  It’s never easy to keep your home in a constant state of “perfection” on the off-chance that somebody will book a showing to view it.  Do your best to keep things neat and tidy so your home will show itself off at its very best.
  6. DEALING WITH OFFERS:  Don’t be insulted if an offer comes in far below your asking price.  This is a process and often the first potential buyer to submit an offer will be the best potential buyer you will get!  Let your agent work the deal.  Negotiation is one of their skills.
  7. CLOSING THE DEAL:  Once an offer has been accepted, take the time to celebrate this significant business transaction – and then start the process of getting ready to move.

Challenges My Buyer Clients Face

  1. DETERMINING WHAT YOU REALLY WANT:  There are things you need, things you’d like to have and things you dream of having.  Make sure your list reflects the realities of your budget and your needs.
  2. SELECTING A NEIGHBOURHOOD:  Do your homework.  Drive around.  Talk to friends.  Check out the amenities in several potential neighbourhoods.  Listen to your Real Estate Agent.  Sometimes a change is a good thing!
  3. FINDING THE RIGHT REAL ESTATE AGENT:  As with Sellers, this is a key element to a successful house-hunt and purchase.  Buying a home is a major life transaction.  Don’t short-change yourself when it comes to selecting the one person who can help you most.
  4. FINDING THE TIME TO LOOK:  Your agent can do a lot of the “looking” for you and can put  you on “a search” such that you are automatically provided with properties that come up for sale and meet your criteria.  Be selective.  Don’t bother looking at properties that are way outside of your budget or don’t meet your basic needs. Make each viewing count.
  5. NEGOTIATING AN OFFER:  This is an important step in the buying process and one that an experienced agent will lead you through without excess stress and angst.  The offer should be reasonable given the “comparables” in the area.
  6. CLOSING THE DEAL: Once your offer has been accepted, take the time to celebrate this significant purchase, and then start making those “to-do” lists getting ready for the big move!

Ottawa Market Update

I sure hope the early snowfall in late October isn’t an indication of what our winter will be like!  Rain, snow, sunshine or not, the real estate market carries on!! 

Members of the Ottawa Real Estate Board sold 1,042 residential properties in October through the Board’s MLS system compared with 1,197 in October 2009, a decrease of 12.9%.  Year to date, the number of properties sold has declined 2% compared to the same period last year, a record-setting year.  So far in 2010, nearly 25% of all sales have been condominiums..
 
Although the number of sales has decreased slightly, the average prices continue to rise.  The average price of residential properties, including condominiums, sold in October in the Ottawa area, was $340,719 an increase of  6.8% over October 2009. The average price for a condominium class property was $263,292 – up 13.4% over October, 2009. The average price of a residential class property was $361,560 –  up 5.0% over October, 2009.  Each area, however, shows slightly different trends. Retirement Living

I know, I know – you never thought you’d get here!  But now retirement is looming or has already arrived and it’s time to think about what changes you might like to make to your living arrangements.

What changes will occur to your housing budget?

Do you want to be completely free to travel at the drop of a hat?

Do you want to live in a neighbourhood of folks who are also retired?

Do you want to ensure there are still guest bedrooms for the kids and grandkids?

How do you feel, now, about stairs?…….yards to maintain?……..gardens to cultivate?……..

You may very well decide to stay right where you are……or you may decide that an adult lifestyle bungalow or community is the place to be…….or even a condominium apartment where you can lock the door and head off to warmer climates in winter without a worry in the world.
